Building a Montgomery Homes house and land package is the most efficient and cost-effective way to build your new home. A house and land package helps you find a home that suits your needs, suits the site, and ensures your home building experience is a smooth one. We have house and land packages available in Newcastle, the Hunter, Central Coast, and Sydney where we've hand-selected sites and matched them with the most suitable of our award-winning home designs.


WHAT DOES A HOUSE AND LAND PACKAGE INCLUDE?

A home and land package includes one of Montgomery Homes' award-winning home designs on a hand-selected site that best suits the home. House and land packages include our 4 Star Inclusions, BASIX requirements, and standard site costs, making them perfect for first home buyers, investors, or those looking to build on a strict budget.

8 Simple Steps to building with a house and land package

Montgomery Homes has packaged award-winning home designs with the most suitable land to make building your new home easy. Our simple eight-step house and land process is designed to help you find the house and land package best suited to your lifestyle and budget.

  • 1. Choose your home and land package

    Select where you want to live and which home design best suits your needs from our huge range of pre-prepared house and land packages. Browse our available packages on the home and land packages page on our website.
  • 2. Discuss your home design and inclusions

    Make an appointment to speak with one of our helpful team members at our office or display homes. They'll be able to further explain exactly what is included in your package.
  • 3. Secure your package

    Ensure your house and land package isn't sold to another party by placing a $2,000 holding deposit on the package. A $1,000 deposit is also required for the land developer to take your block off the market. These two deposits will secure the package as your own, the amount you pay now will be subtracted from your deposit when it comes time to pay this.
  • 4. Sign contracts

    We will then draw up a house and land contract for you to sign and send to your financial institution for approval, our standard 21 day finance clause applies.
  • 5. Pay your deposit

    Once approval is granted by your financial institution pay the remainder of the 5% deposit to Montgomery Homes and the land agent. We can then begin the registration and pre-construction process.
  • 6. The fun part

    Now the excitement really begins; we organise for you to attend Gallery One, our colour and kitchen selections gallery where you pick the colours, fixtures, and fittings for your home.
  • 7. Tender and approval

    Once you've made your selections you'll receive plans, tender, and variation forms to approve, once you have signed off on these we send your home to regulatory bodies for approval.
  • 8. The build

    Once approval has been received from council and other regulatory bodies, Montgomery Homes commences your build!
